- Initial drive by inspection and contact utility companies to determine occupancy.
- If occupied, negotiate cash for key offer.
- Coordinate lockout contractors.
- Perform interior and exterior BPOs as requested. Provide MSR as requested.
- Market REOs effectively in order to sell quickly for highest price possible.
- Obtain bids and inspect for whatever work is required to bring client/lender the highest price in the shortest time.
- Submit all offers with proper verification and documentation, review all contracts with Asset Manager.
- Weekly follow through of pending sales and notify Asset Manager immediately of problems.
- Weekly submission of invoices for reimbursement according to client computer software.
- Provide HOA and lien information to Asset Manager.
- Maintain utilities, lawn, etc as per individual Client requirement.
- Minimum of weekly inspections of all properties and notify Asset Manager immediately of any problems.
